When is the right time to buy?
The right time to buy is a tricky question. A question that can have different answers as the market and economy changes. Typically the summer months are the busiest for real estate. This is when you will see the most amount of houses for sale. This is also the time when there are the most amount of buyers. Most people want to buy and sell while their children are out of school. If this is not a concern of yours then you may want to wait until the last few weeks of summer. Those sellers that are wanting to move before summer ends tend to become more flexible and motivated as their deadline quickly approaches. During the months of November to February the holidays and cold weather combine for a slow market. This time is when sellers are interested in dealing.
Should I get a home inspection?
The answer to this question is always YES, YES, YES! If an agent ever tries to sway you from the inspection or try and tell you that you do not need one then they are doing you a great mis service. Our team will always insist that you have a home inspection done, even on new construction. Just because the home is new does not mean that it was built properly! The home inspection will allow you to see a glimpse of the future. Most of the time the inspection reports reveal minor things that need to be repaired or brought up to code and generally do not cost much. Most contracts will be written with an allowance for repairs in them to cover these things. What makes the inspection so important are those instances when there are major repairs that are not evident on the surface. This knowledge is power in the sense that it gives you, the buyer, all the leverage. You are now in a position to make an educated decision on how to proceed. You can completely walkaway or you can press forward with the negotiations in an attempt to reach an agreement on all repairs and final price. Either way everything is on the table and it will be the best money you ever spent.
